The property was aligned on, and lay to the west of, Watling Street. Only an area c. 10m to the west of the road was available for excavation. Excavations in advance of the Channel Tunnel Rail Link in 2002-3 identified a number of property boundaries west of the Ebbsfleet. This is Property 9.

The property was aligned on, and lay to the west of, Watling Street. Only an area c. 10m to the west of the road was available for excavation. Part of the western road-side ditch was excavated and was the earliest feature apart from the road itself. As elsewhere the road-side ditch was cut in one phase with no re-cutting. There were no other features except a possible kiln or oven, various fence lines and a sequence of yard surfaces and pits. All the features dated to the 1st and 2nd century. (1)
